Booking Process and Deposit

We ask for a £75 deposit on booking.  If possible please send us a sterling cheque for this (or speak to us in advance).  Your booking is secured once you have paid your deposit.   We will let you know when we have received your deposit.

How to Pay

We normally ask for payments to be made in sterling by cheque or by bank transfer.  We can take payment in Euros by bank transfer too.

Payment of Balance

Please pay the balance of your booking (plus the security deposit) no later than eight weeks before the start of your booking.  If we don’t receive your balance we will try to contact you to find out what has happened but if we don't hear will assume you wish to cancel (please see below). 

Damage and Security Deposit

We ask that you take good care of the house.  Accidents do happen though.  If any damage occurs though please do make it good and /or tell us about it as soon as possible.

In addition to your booking cost there is a £100 security deposit.  This should be paid at the same time as the balance of your booking cost.  Once we have had a chance to check that there is no significant damage in the house or to the bikes (we’re not concerned about the odd broken glass or crockery) and we’ve had the keys back then we will happily return this to you (usually by cheque, depending upon how you paid us).  We’ll do this within 10 days of receiving the keys back.

Keys and Documents

We will send you the keys no later than two weeks before the start of your stay.  If you are travelling more than two weeks before and need the keys earlier just let us know.

Cancellations

If for some reason you have to cancel please let us know in writing (e-mail’s fine) as soon as you possible so that we can re-advertise your dates.  If we receive a new booking to cover your dates, we will refund any money you have paid us.  We won’t be able to count the transfer of an existing booking from another week for this purpose.

If we do not receive a new booking we will not be able to refund your deposit.  If you cancel before the balance is due there will be no additional charge. However, if we receive your cancellation less than eight weeks before you are due to arrive then only a proportion of your balance will be refunded, as set out below:

If you're only able to give us this level of notice then we won't be able to refund the money as all the work to prepare the house will have been done.

Changeover days

Our usual changeover day is Saturday.  We’ll be as flexible as possible about the time you arrive or leave – you are on holiday after all.  As there may be a booking following yours please do ask if you expect to be in the house later than lunchtime on the day of departure (or else you may find someone else turning up!).  Equally, normal arrival time is between 3 and 5 pm so please let us know if you will be arriving before that.

Insurance and Responsibilities

Use of the house (and the bikes if you have booked them) is at your own risk and we don’t accept responsibility for any damage or injuries you or your party might suffer (we’re not expecting any either!).  We strongly recommend that you take out travel insurance to cover your trip.

Cleaning and Bedding

We thought long and hard about how best to do this.  We have someone in to change the sheets before your stay.  Please strip the beds and leave the bedding on the floor in the bedroom when you leave.

In terms of cleaning we rely upon people’s honesty (and sense of karma..) and ask you to leave the house as you would like to find it.  There is often little time to do any major cleaning between bookings so we ask that you leave things in perfect order for the next guests (as we hope the people before you did - do let us know if there are any problems). 

The Bikes

If you have booked the bikes then we will make sure they are in the house for you.  There are a number of good routes nearby and some good maps in the house which you are welcome to borrow for your stay.  We do have helmets with bikes and wouldn’t ride without them.  Obviously you use the bikes at your own risk so please do take care.   The bikes are our personal bikes so please look after them. 

The Village and the Neighbours

One of the things we love about the house is its location and the neighbours.  The neighbours are predominately Italian and have been wonderfully welcoming to us and to our guests.  You’ll find everyone very friendly (especially if you can speak string any Italian together). It goes without saying but please be as considerate and respectful in return.
